Carolyn Smith, Realtor – Dog Friendly Brevard County, Florida: Coasters Pub in Indian Harbour Beach is Now Dog Friendly!

Can we go to Coasters now… pretty please??? Coasters Pub is one of the few dog friendly restaurants in Brevard County!
Now, not only do dogs and their owners their own special dog friendly beach in Brevard County, Florida, they also have a great restaurant to visit that is dog friendly! Coasters Pub in Indian Harbour Beach just opened up their outside Biergarten to dogs! Dogs and their owners have a great place to grab some food and a drink after a day of playing on Brevard County’s Dog Beach, which is just across the street from Coasters Pub… perfect!
Coasters Pub, which calls itself “half restaurant, half beer, half biergarten (the third half is new)” is located in Indian Harbour Beach in the WalMart/WinnDixie shopping plaza on the corner of A1A and Eau Gallie Boulevard. Coasters Pub is tucked all the way back in the corner, so you might have to look a little bit to find it. Coasters menu offers a variety of appetizers, nachos, wings, burgers, hot and cold sandwiches, wraps, salads and more. The food at Coasters is good (I love their nachos!), but they are really known for their great beer selection. They offer an “everyday draught beer lineup” that consists of about 25 different craft beers that are consistently on tap, then they offer 7-8 rotating taps where they bring in other unique and craft beers that will stay on tap for about a week. So, Coasters is the place to go if you are a “beer geek” looking to drink “real beer” (in their words!). Coasters also has a full liquor bar and a wine menu.
Coasters Pub has regular indoor seating inside the restaurant, as well as outdoor seating in their newly opened Biergarten. The Biergarten is a nice, fenced-in patio area with picnic tables, tables with umbrellas, and plenty of other comfortable seating. There is lots of shade available for the warmer months, and outdoor heaters for the cooler months. Coasters outdoor Biergarten is the special “dog-friendly” area of the restaurant; dogs are not allowed inside the restaurant. If you are bringing your dog to Coasters, you must enter through the rear Biergarten entrance, which means you will have to drive around the back of the shopping plaza. Small price to pay to bring Fido along for a burger and a beer!
There aren’t many dog-friendly restaurants in Brevard County, so dog owners should be extra careful to follow the rules of this dog-friendly establishment so it will be allowed to stay dog-friendly! One of the main rules is to keep your dog on a leash at all times, and to clean up any messes your dog leaves behind. The Biergarten has a lovely grassy area that our four-legged friends will love to romp around in, so make sure to keep it clean
Coasters also asks that dogs only be brought to the Biergarten during daylight hours, because if they make a mess while it is dark, you might not be able to see it to clean it up. Dogs that are disruptive will be asked to leave, and if a dog snaps, bites, or fights, they will be banned from Coasters for good. Check out the policies and rules here: Coasters Dog-Friendly Rules
What a great concept for dogs and their owners! Coasters is one of the only dog friendly restaurants in Brevard County, so I hope you and your dog get a chance to visit and check it out! How wonderful to be able to enjoy a meal and some drinks with our furry friends by our sides! Thank you Coasters Pub for becoming a dog friendly restaurant in Brevard County, Florida!
Coasters Pub is located beachside at 971A East Eau Gallie Boulevard, Melbourne, FL 32937. Their phone number is (321) 779-BREW and their website is www.coastersbrewpub.com. You can also visit their Facebook page for current beer selections and specials: Coasters Facebook Page. Coasters Pub is a non-smoking restaurant. Again, Coasters Pub is one of the only dog friendly restaurants in Brevard County, so go check it out and enjoy a drink with your dog!

Carolyn Smith, Realtor – Things to Do in Brevard County, Florida: Get outside to see the next rocket launch on Saturday, May 19th!
How exciting for the Space Coast… another rocket launch so soon after the last one! I can never get enough; every launch is just so magnificent and breathtaking! However, you’ll have to wake up early if you want to see this launch, as it is scheduled for 4:55 am!
The Falcon 9 rocket is scheduled to launch from Cape Canaveral Air Force Station at 4:55 am on Saturday, May 19th. The rocket will be carrying the cargo-carrying Dragon space capsule which will eventually separate from the rocket to continue its one-day long journey towards the International Space Station.
Saturday’s launch is special because it will be the first time a private company is attempting to send a cargo rocket to the International Space Station; previously this had only been accomplished by governments. Space Exploration Technologies, or SpaceX, will be sending its Dragon spacecraft into space to first conduct tests of its ability to move in orbit and approach the space station slowly and carefully; if the tests are successful, the spacecraft will then be allowed to approach the orbiting space station close enough to be grabbed by the station’s robotic arm. Whew, that sounds pretty intense, huh?!
Hopefully all the tests go well and the Dragon spacecraft will be allowed to deliver its 1,200 pounds of supplies to the six astronauts and cosmonauts working on the International Space Station. Supplies aboard the Dragon spacecraft include a large variety of experiments, food, and scientific equipment, as well as some probably much-anticipated items for the astronauts like socks and underwear. Hmmm, sorry, but this forces me to ask the obvious question… “If you were stranded on the International Space Station, what could you not live without?”
Chapstick, I would need lots of chapstick, couldn’t live without it! Can you imagine how drying outer space must be on the lips?
Prior to the shuttle program coming to an end last year, NASA used its space shuttles to bring supplies and cargo to the International Space Station. But no need to worry; the astronauts at the Space Station have plenty of supplies, so it won’t be a huge deal if the Dragon capsule isn’t able to dock with the Space Station. And if it doesn’t happen this time, NASA is going to work with SpaceX to resolve the issues and try again on another mission.
Even with the retirement of NASA’s shuttle program, I am happy to report that there is still a lot of space-related action happening here in Brevard County, Florida! So mark your calendar for Saturday, May 19th and don’t miss the next rocket launch; it is sure to brighten up the early-morning sky with a brilliant, fiery display! I plan to watch the rocket launch from my backyard, but if I happen to wake up before my alarm, I will be watching from the beach!

Carolyn Smith, Realtor – Melbourne Beach, FL Real Estate: Home Prices Are Rising!

Home prices are rising in Melbourne Beach, Florida, along with rising home prices in the rest of the Sunshine State!
Home prices are rising, and not just in our beautiful beach communities of Melbourne Beach, Indialantic, Indian Harbour Beach, Satellite Beach, Suntree and Viera, but in the whole Sunshine State of Florida!
According to a recent report by CoreLogic, leading provider of consumer, financial, and property information, tighter housing inventories are starting to lift home prices. This is especially true in Florida, where we are seeing a much higher price boost compared to other areas of the country. Nationwide, CoreLogic’s data shows a month-over-month nationwide increase in home prices of 0.6 percent from February to March. Here in Florida, we are seeing an increase in home prices of 4.5 percent for the same time period. This puts Florida in the number 5 position of states with the highest home price appreciation for the month of March.
In case you are wondering which other states are among the top 5 with the highest appreciation, here is the list (this includes distressed sales):
• Wyoming: +5.9%
• West Virginia: +5.3%
• Arizona: +5.1%
• North Dakota: +4.7%
• Florida: +4.5%
According to Mark Fleming, CoreLogic’s chief economist, “This spring, the housing market is responding to an improving balance between real estate supply and demand, which is causing stabilization in house prices. Although this has been the case in each of the last two years, the difference this year is that stabilization is occurring without the support of tax credits and in spite of a declining share of REO sales.”
If you are considering purchasing a home or condo in Melbourne Beach, Indialantic, Indian Harbour Beach, Satellite Beach, Suntree or Viera, it is a perfect time to start looking at some properties. Well-priced homes in our area are moving fast, and home prices in Brevard County, Florida are increasing as our inventory quickly decreases. Mortgage rates continue to sit at record-low levels, so don’t wait any longer to start looking at Melbourne Beach real estate! Call or email me if you would like to look at homes or condos in Melbourne Beach, Indialantic, Indian Harbour Beach, Satellite Beach, Suntree or Viera! I would love to help you find your dream home!

Carolyn Smith, Realtor – Brevard County, Florida Employment: More Jobs Coming to Brevard County, FL!
Two major companies recently announced their plans to move their operations to Brevard County, Florida, bringing a total of over 400 new jobs to the Space Coast. This is great news for Brevard County!
Bertram Yacht, a luxury boat manufacturer, recently announced its plans to move its boat-building operations to Brevard County, taking over the former Sea Ray complex on Merritt Island. Bertram Yacht produces high end sportfishing boats that range in size from 50 to 80 feet long, and can cost over $5 million. Currently located in Miami, Bertram Yacht plans to hire 221 new employees as they move their operations to Merritt Island. The boat-building company projects that it will build 15 to 25 luxury vessels per year in their new Brevard County facility, with the first boat slated to be finished by the end of this year.
Another major company with plans to move its operations to Brevard County, Florida is BlueWare, Inc. BlueWare is a Michigan-based medical software company that merges patient information from different systems into one common health history. The company will relocate its corporate headquarters from Michigan to Downtown Melbourne, Florida, and plans on hiring 190 people to fill jobs, paying its employees an average wage of $69,000. The company is expected to invest more than $1 million in the local economy over the next four years, as it develops and writes software, scans documents and works on developments in robotics, nanotechnology, and genomics as they apply to medical records. Operations are expected to begin in Melbourne towards the end of this year.
Wow, two big companies relocating to the Space Coast, with lots of new jobs coming to Brevard County, Florida! I am sure both companies will find tons of local talent from which to hire! This is fantastic news for our local economy here on the Space Coast, as well as the business economy of the state of Florida.

Carolyn Smith, Realtor – Brevard County, Florida Real Estate: Mortgage Rates Hit New Lows!

Take advantage of today’s historically low interest rates… now is a great time to buy a home or condo in Brevard County, FL!
Once again, mortgage rates hit new record lows! The average rates for 30-year and 15-year fixed mortgages fell to their all-time lowest levels late last week, offering yet one more incentive for folks to buy a new home, or refinance their current home in Brevard County, Florida. These all-time record low rates make the borrowing costs for home ownership very hard to resist, especially as home prices are still at reasonable levels across Brevard County, Florida.
According to Freddie Mac, the rate for a 30-year fixed mortgage fell to 3.84 percent, which is the lowest rate ever recorded in the 40-year history of the Freddie Mac Primary Mortgage Market Survey. The previous record of 3.87 percent was reached in February of this year. A year ago at this same time, rates for a 30-year mortgage averaged 4.71 percent.
The rate for a 15-year fixed rate mortgage, a popular choice for refinancing, fell to 3.07 percent, which is another historical low. Previously, the record-low rate was 3.11 percent, set in April of this year. A year ago at this same time, rates for a 15-year mortgage averaged 3.89 percent.
These rates do not include the extra fees, or points, that borrowers must pay in order to get the lowest rates. The average fee for 30-year loans was 0.8 last week, up from 0.7 the previous week. The fee on 15-year loans was 0.7, the same as last week.
If you want more information about Freddie Mac and current interest rates, click here on: Freddie Mac and find the link called ”Compilation Weekly Surveys”, at the bottom right of the home page. It provides interest rate and point information for the different regions of the country, so you can get specific information for your region. Just remember that your credit score and the specific home or condo you want to buy, as well as some other factors, will all have an effect on your loan options and interest rates.
